- Why is sealcoat used for pavement driveways and parking lots?
Asphalt is made of stones and fine sands held together by cement to give pavement its color. Over time, the binding degrades and begins to fade and crack. Sealcoating creates a barrier to protect against UV rays, weather, and chemicals.
- How long does sealcoating normally last?
If your pavement is in great shape, sealcoating can last up to three years. If your pavement is older, it may need to be sealed annually.
- How long does sealcoating take to dry?
Depending on weather and humidity, your pavement can be walked on after 4 to 8 hours. After 24 to 48 hours, you can open it to auto traffic.
- What damages sealcoated asphalt surfaces the most?
Extreme weather conditions like freezing temperatures and snow play a part, as do the effects of snowplowing and salting. In the summer, the heat, sand, salt, rain, and water run-off are the major sources of damage to your asphalt surfaces.
- Can sealcoating protect large cracks or small spider cracks in pavement?
No. Sealcoating does not seal cracks. It will not make rough surfaces smooth.
- When is the best time to sealcoat my pavement?
Between April and October when the overnight temperature is around 50 degrees, which is required for any sealcoating.
